Terms & Conditions - The Basics

Having said that, Terms and Conditions (“T&C”) are a set of legally binding terms defined by you, as the owner of this website. The T&C set forth the legal boundaries governing the activities of the website visitors, or your customers, while they visit or engage with this website. The T&C are meant to establish the legal relationship between the site visitors and you as the website owner. 


T&C should be defined according to the specific needs and nature of each website. For example, a website offering products to customers in e-commerce transactions requires T&C that are different from the T&C of a website only providing information (like a blog, a landing page, and so on).     


T&C provide you as the website owner the ability to protect yourself from potential legal exposure, but this may differ from jurisdiction to jurisdiction, so make sure to receive local legal advice if you are trying to protect yourself from legal exposure.

What To Include In The T&c Document

Generally speaking, T&C often address these types of issues: Who is allowed to use the website; the possible payment methods; a declaration that the website owner may change his or her offering in the future; the types of warranties the website owner gives his or her customers; a reference to issues of intellectual property or copyrights, where relevant; the website owner’s right to suspend or cancel a member’s account; and much much more.

Cancellation Policy

Short Stay (Less Than 28 Days)

For bookings of fewer than 28 consecutive days:

  • Full refund if cancelled at least 30 days before the scheduled check-in date.

  • Partial refund if cancelled between 7 and 30 days before check-in.

  • Cancellations made less than 7 days before check-in are non-refundable.

Refunds will be processed to the original payment method within a reasonable timeframe.

Long Stay (More Than 28 Days)

For bookings of more than 28 consecutive days:

  • Full refund if cancelled within 48 hours of booking, provided the cancellation is made at least 28 days before the scheduled check-in date.

  • After this period, the first 30 days of the stay are non-refundable.

  • Any remaining prepaid rent beyond the non-refundable period may be refunded subject to notice requirements and applicable agreement terms.

Security Deposit

  • A refundable security deposit may be required before check-in.

  • The deposit covers:

  • Damage beyond normal wear and tear

  • Missing items

  • Excess cleaning required

  • Breach of house rules

  • The deposit will be returned within a reasonable period after check-out, subject to inspection of the property. If deductions are necessary, we will provide a clear explanation.

Early Termination (Long Stays)

For stays longer than 28 nights:

  • Guests wishing to end their stay early must provide written notice.

  • The first 30 days of the booking are non-refundable.

  • After the initial 30 days, refunds may be considered based on notice given and the ability to re-let the property.

Early termination does not automatically release the guest from payment obligations.

Re-letting Policy

If a long-stay booking is cancelled or terminated early:

  • We will make reasonable efforts to re-let the apartment.

  • If the property is successfully re-let for the remaining period, you may only be responsible for the days the apartment remained vacant.

  • Any refund issued will exclude administrative or marketing costs where applicable.

General Conditions

  • All cancellations must be submitted in writing.

  • Refund timelines may vary depending on payment provider processing times.

  • This policy does not affect statutory rights under UK law.
